Prices and discounts
The prices apply for a minimum stay of 5 nights per apartment and night.
The price includes: Fully equipped kitchen, satellite TV, electricity and heating, bread service, garage parking, as well as all fees and taxes, except for the local price.
The amount of the local tax is calculated on the basis of the municipal ordinance applicable at the time of the stay in the municipality (1,35 € per person and day from 14 years).
Charged separately: bread service and farm products.
Access to the wellness area (in winter) is free for all guests aged 14 and over.
Non smoking
All apartments are Non smoking apartments! You are welcome to use the balcony for smoking.
Children’s discounts
- Children up to 2.99 years live with us for free.
- Children up to 13,99 years pay only 15 €.
- Teenagers / adults pay 25 €.
- Toddler equipment available on request free of charge.
Pets
Out of consideration for our other guests, pets are not allowed.
Booking
Please note: The booking becomes binding at a payment of a deposit for confirmation (booking guarantee) and the transmission of the booking confirmation. In case of cancellation, the deposit will not be reimbursed.
Additional charges and terms of payment
Deposit: We welcome written reservations via e-mail. The reservation will be confirmed once the deposit of 30% of the total amount has been paid. In case of cancellation, the deposit will not be reimbursed.

For stays of less than 5 days, the price supplement per apartment is 45 – 65 €.
Payment
Payment can be made on site in cash, by credit card or by bank transfer.
Arrival & Departure
Arrival: On arrival day, we expect you starting from 3:00pm – 4:30pm. Of course, you can also arrive earlier, but the apartment will ready for you only at 3:00pm. In case of a delay, we look forward to receiving a message from you.
Departure: On departure day, please leave your holiday apartment not later than 10am. Other times are possible upon request.
Cancellation
Cancellation conditions according to Art. 1382 Civil Code
We are looking forward to your coming. Up to 3 months before arrival you can cancel free of charge. From 3 months to 4 weeks before arrival we charge 3 days from the travel price. Within the last 4 weeks before arrival the cancellation fee is 70% of the booking price.
According to the Italian Consumer Protection Code, there is no right of withdrawal. However, we grant you the right to withdraw according to following cancellation conditions as defined in art. 1382 (Civil Code)

Travel cancellation insurance
We are looking forward to your coming and recommend you to take out the “Cancellation Protection” right with the booking of your stay.
